How do you find out how a community is run?

I live and work in an area that has a lot of different communities. The rules and regulations are different in all of them. I have a very smart investor that I am working with and when we find something that is a good deal, it is important to be able to get the details on the HOA quickly. When I gather the information once it is at my finger tips for the next buyer. The only thing I have to do is to verify that nothing has changed.

What is important to know?

Things like monthly fee and what does the fee cover. Restrictions on vehicles, pets or even age (55+) communities. Other things would be if you are an investor is there a waiting period before you can rent the property or sell the property. What is the application process?


It is also important to know the finaces of community

You want to make sure that the community has enough funds in there reserve to cover the maintenance on the community. Things like the roads, the roofs, pools, and common area's.
