What makes a seller decide to accept your offer?
This is a question that has many answers. In my opinion there are 3 main things that will help make a sellers decide on taking an offer. One would be getting the price they are asking for or above. The second would be that the buyer can close in the time frame that the seller would like. Third would be the buyer is willing to accept the home in the condition that it is in. Another words the seller would not need to do any repairs.
When a seller has lived in a home for many years, and often raised their family in this home they become emotionally attached to the property. If the buyer is going to use the home in a similar way, this often makes it easier to sell to that buyer.
Things a buyer can do to persuade seller
I had a buyer that wanted to put an offer in on a property that they just loved. We wrote a contract up and the buyer wanted me to include a hand written letter with the offer.
In the letter the buyer explained how they loved the home and how they appreciated what great care the homeowners had taken of this home. They also made mention of the wonderful improvements that the owners had done and how they invision themselves and their two children living there. This was something they were looking forward to. The sellers agreed to this offer and felt great knowing the new owners would love and take care of this home as they did.
It is one of the most rewarding feelings when you can help buyers and sellers agree on terms that work for both parties. Knowing they will both be satisfied with the outcome is our goal.
