I have specialized in FSBO for the last 13 years. I have found that most of the time the seller is primarily looking to save the commission on the transaction. What they don't realize is the amount of money they can loose, and the time lost when they try to do this on their own.


A short story

I was driving through a nice neighborhood where I had been showing property. I saw a FSBO sign so I proceeded to knock on the door to see if I could take a look at the home. The owners were accomidating. After looking at the property and knowing what other homes in the area were selling for these sellers had the home under priced. Typically FSBO properties sell under market value. Once I was able to show them what the true value of their home was and explain how we would market the property, they agreed to list with me. Property was in the MLS for less than 2 weeks, the buyer was qualified through a lender that was very reputable, the sellers did not have to go through months of showings with no offers, and the seller was able to move on before property tax's became due again.

A few things to think about; your time (what is that worth), cost to run your home, fees like tax's, Insurance, and HOA fees. Other things to think about are unexpected repairs that may come up.
